In order to value your property accurately and thoroughly, we advise you make an appointment for us to visit you at your property. We suggest you have all the paperwork relating to you property, such as; a copy of your title deeds, utility bills, community fees and town hall rates, plus any floor plans and/or architects extension drawings. We can then check via the internet with the Cadastral and land registry to assess how your property is recorded and advise if any further certification; such as Habitation certificate, Energy performance certificate etc. will be required.
It’s very important to provide as many photographs as possible when responding to client enquiries for your property. We put up to 50 images on our websites and are always able to supply a potential buyer with many more detailed shots, including local area and facilities, to help them decide if your property is suitable for them.
Panoramic images can be vital for buyers keen to visualise as much as possible how a room is proportioned, as well as detailing land and views from the property. Very few Estate Agents in Spain offer this service, but we feel your potential buyer will be more likely to ask for a viewing appointment when they are able to see all your property has to offer.
Just like panoramic images, videos offer the prospective buyer a more exciting aspect and sensation about your property. It acts like a “virtual viewing”, giving them far more information than still images or written description. They can even hear the birds in your garden, or the lapping of water coming from your pool. Once again, there are very few Estate Agents here in Spain offering this facility.

As with the property health-check above, we shall be pleased to escort you to a free consultation with our lawyers as soon as a buyer is found. They will confirm your legal and tax implications (if applicable) and also quote a favourable rate to help submit any taxes and tie up loose ends during and after the conveyance. They will also be very competitively priced should you wish to have them represent/assist you at the Notary, or through Power of Attorney.
In the UK, most Estate Agents insist on an exclusive listing contract, this restricts the vendor to using just one source for marketing their property for 6 – 12 months. Some Spanish Property Agents also operate using exclusive contracts, this can be detrimental to any vendor whose property requires maximum exposure and marketing in several languages internationally for a quick sale. We offer – “Non-Exclusive” contracts, leaving you free to place your property with as many estate agents as you desire.
After viewing your property with a prospective buyer, we will instantly report any feedback regarding their intentions in order to clarify whether your property is on a short-list for consideration or has been ruled out.
There are many alternative fee structures available for vendors. We operate a – NO SALE NO FEE system. You do not pay us until we have completed the sale of your property at the Notary. We do not charge for any photography, marketing/advertising or administration until your property is sold. Some estate agents will claim they do not charge commission, yet ask for up to 1,500€ up front. We advise against this as often, having been paid, they have no motivation to promote your property or assist buyers.
Since 2013, all properties for sale or rent in Spain must have an Energy Performance Certificate for their property by law. We can arrange for a surveyor to assess your property – and in cases where the vendor is not occupying the property, we can be there to open up your property for the surveyor. The process takes just a few days before you receive your original, registered EPC.
